Model Homes- Emotional Purchase
Buyers who purchase based purely on the look of the model home or the strong sales tactics of the on site sales rep can be disappointed. The model is rarely what you will receive without many upgrade packages, which can then have you purchasing a home, which is overpriced for the market. Purchasing a "spec" or completed home can give you an excellent opportunity to get terrific value from the Builder.
On Site Builder Sales-
On site personnel are the builders representatives not YOURS. Builders and on site reps do not have to be licensed or regulated. Your Realtor with a Buyer's agreement will become your link to a better value. Realtors are licensed by the state of Texas and are governed by a very stringent code of ethics.
Buyers Representation-
Always have a written buyers agreement with your Realtor of choice. This agreement enables the agent to represent you in any negotiating. Your interest will be put in the forefront. Remember to insure the highest degree of service and to help avoid conflict of interest on the builders side execute a "Buyers Representation Agreement" with your Realtor. Always allow your Buyers Broker to negotiate your contract. The Buyers Broker should offer customer service during the negotiations, construction and after the move-in.
Cost-
Builders structure their pricing to include a sales fee. Will the fee go to the builder, on site sales, or YOUR representative? Builders depend upon the Realtor to help sell their homes and many times to get repeat sales will offer special incentives such as financing, upgrades, etc. Only through a Realtor. The walk in traffic will not get the benefit of these incentives.
